The Christian County Resource Management Department addresses rules, regulations, and issues for all unincorporated areas of Christian County. The Planning and Development Department is responsible for applying adopted zoning regulations to land use and duly processing development requests. This department reviews and processes applications for conditional use permits, plats, administrative subdivisions, changes in zoning, and other development requests. We are dedicated to managing the County’s development in an efficient and equitable manner, balancing the interests of diverse parties. The department seeks to provide clear, timely information to the public concerning all planning and development activities within the County.
Planning and Development is involved in many long-term planning projects in addition to dealing with ongoing development, zoning, and permit issues in the unincorporated areas of the County. These efforts attempt to take existing uses, geological conditions, natural waterways, efficient transportation, projected urban growth, and historic preservation into equitable account. In addition, staff works with Nixa, Ozark and the other municipalities within Christian County to further coordinate development and assist with planning efforts whenever possible.
The department works in partnership with various County, State, and City offices, including Christian County’s Building Regulations, Environmental Division, and Highway Department, the Christian County Health Department, MoDot, and various Special Road Districts. This office also works closely with local entities like Ozarks Transportation Organization, Watershed Committee of the Ozarks, Ozark Greenways, and others.
The Planning and Zoning office maintains the official zoning map of unincorporated Christian County. It handles requests for information from both citizens and professionals regarding the application of current zoning and subdivision regulations, storm water management, and adherence to the FEMA Floodplain Management Program. Planning and Development is also responsible for processing applications for home occupation, administrative subdivision, or conditional use permits, as well as answering citizen questions and handling complaints in regard to violations of the County’s zoning regulations.
Planning and Development staff also provide support, research and analysis for the Christian County Planning Board, Board of Zoning Adjustment, and County Commission. The public is invited to attend any of these boards’ public hearings and voice their support or concern related to agenda items.
The Planning Board reviews and approves subdivision plats and vacations and acts as an advisory board to the County Commission regarding conditional use permits, rezoning requests and amendments to the zoning regulations. The Planning Board meets for public hearing on the third Monday of each month.
The Board of Zoning Adjustment consists of the three County Commissioners and holds its public hearing on the second Wednesday of each month. The Board of Adjustment reviews and acts upon requests regarding variances from the zoning code and conditional use permits forwarded by the Planning Board.
Petitions for rezoning and amendments to the zoning regulations forwarded by the Planning Board are discussed and acted upon during the public meeting of the County Commission on the first Monday of each month.
